Real Estate Requirements for Georgia

Real Estate Requirements for Georgia

If you're considering a career in real estate in Georgia, understanding the state's licensing requirements is essential. The Georgia Real Estate Commission (GREC) oversees the licensing process, ensuring that all agents meet specific educational and ethical standards. Here's a comprehensive guide to help you navigate the steps to become a licensed real estate salesperson in Georgia.

How to Get Your Georgia Real Estate License

Meet Basic Eligibility Requirements

Before starting your real estate journey, ensure you meet the following criteria:

  • Be at least 18 years old
  • Hold a high school diploma or GED
  • Be a U.S. citizen or lawfully admitted alien

Complete 75 Hours of Pre-Licensing Education

Enroll in a state-approved 75-hour pre-licensing course, which covers essential topics such as real estate principles, practices, and Georgia-specific laws. These courses are available both online and in-person through various providers, including the University of Georgia Center for Continuing Education and Georgia MLS Real Estate School.

Pass the Course Final Exam

After completing the pre-licensing course, you must pass the course final exam with a minimum score of 72%.

Obtain a Criminal Background Report

Obtain a Georgia Crime Information Center (GCIC) report of your criminal history. You can receive this report from any local sheriff’s office or police department. The report may cost up to $25 and is valid for up to 60 days from the date of issue.

Pass the Georgia Real Estate Salesperson Examination

Schedule and pass the Georgia Real Estate Salesperson Exam, administered by PSI. The exam consists of two parts: national and state-specific sections, each requiring a minimum score of 72% to pass.

Select a Sponsoring Broker

To activate your license, you must affiliate with a Georgia-licensed real estate broker. Your broker will guide you through the application process and provide mentorship as you begin your career.

Apply for Licensure

Submit your application through the Georgia Real Estate Commission. You'll need to provide proof of completed education, exam score reports, a signed Sponsoring Broker Statement Form, and the application fee. You must apply for your license within 12 months of passing the exam.

Post-Licensing and Continuing Education

Post-Licensing Education

New licensees must complete a 25-hour post-licensing course within the first year of licensure. Failure to complete this course will result in license lapse.

Continuing Education

To maintain your license, Georgia requires 36 hours of continuing education every four years, including 3 hours on license law.

Estimated Costs

Here's a breakdown of the typical costs associated with obtaining your Georgia real estate license:

  • Pre-Licensing Course: $299 – $500
  • Application Fee: $170
  • Background Check: $25
