How to Get a Real Estate License in Kentucky: A Step-by-Step Guide

If you're aiming to launch a real estate career in Kentucky, understanding the state's licensing requirements is essential. The Kentucky Real Estate Commission (KREC) oversees the process, ensuring that all agents meet specific educational and ethical standards. Here's a concise guide to help you navigate the steps to become a licensed real estate sales associate in Kentucky.


Kentucky Real Estate License Requirements

Meet Basic Eligibility Criteria

  • Be at least 18 years old.
  • Hold a high school diploma or GED. 

Complete Pre-Licensing Education

  • Option A: Complete 96 hours of real estate education from a KREC-approved provider.
  • Option B: Earn six (6) academic credit hours in real estate courses from an accredited college or university. 

Pass the Course Final Exam

  • After completing the pre-licensing education, pass the course final exam to proceed to the state exam. 

Submit to a Criminal Background Check

  • Complete an FBI criminal background check before scheduling the licensing exam. The background check is valid for 90 days. 

Pass the Kentucky Sales Associate Exam

  • Schedule and pass the Kentucky Sales Associate Exam administered by PSI. The exam consists of 130 questions: 80 national and 50 state-specific. A passing score is 75% or higher. 

Apply for Licensure

  • Submit your application to KREC within 60 days of passing the exam. Include proof of education, exam results, background check, and application fee. 

Obtain Errors and Omissions Insurance

  • Secure Errors and Omissions (E&O) insurance before activating your license. 

 Affiliate with a Sponsoring Broker

  • To practice, you must be affiliated with a licensed Kentucky real estate broker. 

Post-Licensing Education

  • Complete 48 hours of post-licensing education within two years of activating your license. This includes mandatory courses covering topics like agency, contracts, finance, advertising, and fair housing.

  • Pre-Licensing Education: $400 – $700
  • Exam Fee: $100
  • Application Fee: $60
  • Background Check: Varies
  • E&O Insurance: $200 – $300/year

Reciprocity Agreements

Kentucky has reciprocity agreements with Florida, Illinois, and Tennessee. If you're licensed in one of these states, you may qualify for a reciprocal license in Kentucky.
