Obtaining a real estate license in Hawaii involves several key steps. Here's a straightforward guide to help you navigate the process.

1. Meet Basic Eligibility Requirements

Before starting, ensure you:

  • Are at least 18 years old by the exam date.
  • Hold a high school diploma or equivalent.
  • Are a U.S. citizen, U.S. national, or authorized to work in the U.S.
  • Possess a valid Social Security Number.
  • Have a reputation for honesty, truthfulness, financial integrity, and fair dealing.

2. Complete the 60-Hour Pre-License Education

Enroll in a state-approved pre-license course covering topics like Hawaiian history, property laws, contracts, and property management. This course can be taken online or in person. Upon completion, you'll receive a certificate valid for two years. 

3. Register for the Licensing Exam

After completing your coursework, schedule your exam with PSI Services, the agency responsible for administering Hawaii's real estate exams. The exam fee is $61. You can register online or by phone.

4. Pass the Hawaii Real Estate Salesperson Exam

The exam consists of two sections:

  • National Portion: 80 questions with a 150-minute time limit.
  • State Portion: 50 questions with a 90-minute time limit.

A passing score of 70% is required for each section. If you pass one section but not the other, you can retake only the failed portion. 

5. Apply for Your License

After passing the exam, submit your license application to the Hawaii Real Estate Commission. Applications are provided at the exam site upon passing. Ensure you apply within two years of passing the exam.

6. Find a Sponsoring Broker

You'll need to affiliate with a licensed Hawaii real estate broker to activate your license. This broker will oversee your activities and provide guidance as you begin your career.
