If you're considering a career in real estate in Connecticut, understanding the state's licensing requirements is crucial. The Connecticut Department of Consumer Protection (DCP) oversees the licensing process, ensuring that all real estate professionals meet the necessary standards to serve clients effectively.


Meet Basic Eligibility Criteria

Before embarking on your real estate journey in Connecticut, ensure you meet the following prerequisites:

  • Age: You must be at least 18 years old.
  • Education: A high school diploma or equivalent is required.
  • Legal Standing: Applicants must be U.S. citizens or lawfully admitted aliens.

Complete Pre-Licensing Education

Connecticut mandates the completion of a 60-hour Real Estate Principles and Practices course from a state-approved provider. This course covers essential topics such as property ownership, land use controls, financing, contracts, and real estate law. Institutions like CT State Community College and the National Real Estate Institute offer these courses in various formats, including online and in-person classes. 


Submit Your Application

After completing the required education, you must submit an application to the Connecticut DCP. The application should include:

  • Proof of course completion
  • Personal identification details
  • License history from other states (if applicable)
  • Disclosure of any criminal convictions
  • The $80 application fee

Applications can be submitted online.


Pass the Connecticut Real Estate Exam

Once your application is approved, you'll receive an Examination Eligibility Postcard from PSI, the state's testing vendor.The exam consists of 110 multiple-choice questions—80 national and 30 state-specific. You must score at least 70% to pass. The exam fee is $59 for the first attempt and $51 for retakes. You have one year from the date of eligibility to pass both portions of the exam.


Find a Sponsoring Broker

To activate your license, you must affiliate with a licensed real estate broker in Connecticut. This broker will mentor you and oversee your real estate transactions. Both you and your sponsoring broker need to complete the Salesperson Sponsoring Broker Form, which is part of the licensing process.


Maintain Your License

Connecticut real estate licenses expire biennially on May 31st of even-numbered years. To renew your license, you must complete continuing education requirements and pay the renewal fee. The state offers reduced renewal fees for early submissions.


Reciprocity Agreements

Connecticut has reciprocity agreements with several states, including Massachusetts, Rhode Island, Alabama, Colorado, Georgia, Nebraska, and Oklahoma. If you're licensed in one of these states, you may be eligible for a Connecticut license without retaking the pre-licensing course. However, you must still pass the Connecticut portion of the real estate exam.
